Developer of the Year
Gotham Organization
Gotham Organization is a New York City-based real estate developer, builder, and property manager with over 112 years of experience constructing high-quality, mixed-use communities across the five boroughs. Founded in 1912, Gotham has evolved from a family-run construction business into one of the city’s most respected full-service real estate firms, known for its commitment to thoughtful development, design excellence, and long-term community impact.
At the heart of Gotham’s mission is a dedication to building for all New Yorkers. With a particular focus on affordable, workforce, and mixed-income housing, Gotham has successfully developed thousands of homes for low-, moderate-, and middle-income residents. These achievements have been made possible through deep and lasting partnerships with public agencies, mission-driven nonprofits, and private property owners. Gotham approaches each project with a collaborative mindset, leveraging public-private partnerships and community input to create inclusive and sustainable places to live.
Gotham’s development portfolio spans a wide range of residential and mixed-use projects, combining market-rate and affordable housing with cultural, retail, and community spaces that strengthen the fabric of neighborhoods. Recent milestones include Gotham Point in Long Island City, a two-tower development comprising over 1,100 apartments - 75% of which are affordable, including dedicated senior housing and supportive services. Another major project, The Suffolk on the Lower East Side, blends market-rate and affordable housing with modern amenities, while embracing the character and energy of the surrounding community. Looking ahead, the Innovative Urban Village in East New York represents Gotham’s most ambitious effort to date: a 10.5-acre master-planned development created in partnership with the Christian Cultural Center and Monadnock Development, which will deliver nearly 2,000 deeply affordable, intergenerational homes alongside open space, retail, and vital services.
What sets Gotham apart is its vertically integrated model. Following the completion of development and construction, Gotham’s in-house property management team ensures a seamless transition into day-to-day building operations. This long-term stewardship guarantees not only physical upkeep, but also the cultivation of vibrant, connected communities. With a focus on hospitality-driven management, tenant engagement, and responsive service, Gotham’s property management arm plays a key role in the success and stability of its buildings.
Gotham also serves as a thought leader in the affordable housing space, advancing conversations around equity, sustainability, and innovation in urban development. The organization regularly works alongside city agencies and community groups to shape public policy and guide future investment. From embracing new technologies to pioneering models of intergenerational housing, Gotham continues to push boundaries in pursuit of more equitable urban growth.
With a portfolio that includes thousands of residential units and more than a century of experience, Gotham Organization has built a legacy rooted in service, innovation, and inclusion. Its work has left a lasting imprint on New York City’s skyline and more importantly, on the lives of the people who call its buildings home. As Gotham continues to grow, it remains steadfast in its commitment to developing neighborhoods that are resilient, inclusive, and built for the long term.
