❖ Federated National Land is a New York and New Jersey based Title Agency that specializes in providing full-service title services and title insurance for complex multi-family affordable housing transactions as well as other complex commercial ventures.
❖ We work regularly on projects that have complex private financing and we routinely work with a variety of New York City, New York State and Federal Agencies including:
• City of New York’s Department of Housing Preservation and Development (HPD);
• New York City Housing Development Corporation (HDC);
• New York City Housing Authority (NYCHA);
• New York City Economic Development Corporation (EDC);
• New York State Homes and Community Renewal (HCR);
• United States Department of Housing and Urban Development (HUD).
❖ We often insure projects in excess of $100,000.000 in total development costs.
❖ We can also co-insure projects of any size.
SAMPLE EXPERIENCE:
BEC II Resyndication – $107Million Owners Policy with $82Million in Loan Policies – 560 Unit, scattered-site, Low-Income Housing Tax Credit project in Brooklyn located on 45-parcels of land – financed with Tax Exempt Bonds (HDC) and Low-Income Housing Tax Credits (LIHTC). This ambitious project is a Joint Venture between a large for-profit developer a not-for-profit community-based organization. LIHTC financing was arranged through The Richman Group, and the Letter of Credit was provided by Citibank.
1880 Boston Road - $77.8Million Owners Policy and over $60Million in Loan Policies. Complicated project targeted for low-income seniors in the Bronx built on air rights over an existing community facility and commercial space, owner has a Ground Lease to be converted to a condominium in the future. LIHTC financing was arranged through Raymond James, and the Letter of Credit was provided by TD Bank. Additional funding provided by HPD, HDC and HUD.
